Eligibility
- Available to companies, trusts and individuals. Up to 6 borrowers. Loan purpose must be predominantly (>50%) for business purposes. A signed Business Purpose Declaration is required, confirming acknowledgment of non-NCCP coverage.
- Near Prime credit quality. Accommodates broader credit impairment: unlimited defaults paid or unpaid listed over 24 months; paid defaults listed over 12 months; mortgage arrears up to 1 month within last 6 months; other arrears up to 3 months; discharged bankruptcy accepted. - Minimum Debt Service Coverage Ratio (DSCR) > 1.0x. Buffer rate +2.01% applied. IO loans assessed on P&I basis over remaining term. Lease Doc: Interest Coverage Ratio (ICR) ≥ 1.2x. See MA Money's Commercial Rate and Product Guide for full serviceability criteria.
- ABN > 12 months; GST registration > 6 months.
- Commercial property zoned commercial or similar, situated in Australia, secured by first registered mortgage. Acceptable types: retail shops, offices, light industrial and warehouses. Maximum 25 acres. Mixed use acceptable where predominantly commercial use and commercial valuation is held. Vacant Land: Category 1 only, maximum loan amount $2m and maximum 65% LVR.
- Loan term 5 to 30 years. Interest Only available up to 10 years.
- Category 1 Metro/Non-Metro: maximum loan $4m at ≤65% LVR; maximum LVR 80%. Category 2: maximum loan $3m; maximum LVR 70%. Category 3: maximum loan $500k; maximum LVR 65%. Postcode category may further restrict availability.
- Full Documentation (Full Doc): 1 year company/trust and personal tax returns. Alternative Documentation (Alt Doc): Declaration of Financial Position plus accountant letter, last 2 BAS, or 6 months business bank statements. Lease Documentation (Lease Doc): minimum 24 months remaining lease term (Prime); minimum 6 months (Near Prime). ICR ≥ 1.2x applies.
