Features
- Designed for Self Managed Superannuation Funds using a bare trust (Property Trust) structure. Accepts both corporate and individual SMSF trustees. No liquidity or net asset testing required.
- Interest Only repayments available for up to 5 years.
- Offset accounts and redraw facilities are not available for SMSF loans. This is consistent with Superannuation Industry (Supervision) Act 1993 (Cth) requirements for limited recourse borrowing arrangements.
- Equity release and cash out are not available for SMSF loans.
Eligibility
- Borrower must be an SMSF Trustee (corporate or individual trustees accepted). Property must be held on a Property Trust by a Property Trustee. The security trustee must provide a guarantee limited to the security property.
- Maximum 6 SMSF members — PAYG or Self-Employed. Personal guarantee from all members limited to the loan amount is required.
- Independent legal advice is mandatory for all SMSF Trustee borrowers and guarantors. Proof of legal advice is required prior to settlement. For refinances, prior legal advice may be accepted.
- Available for purchase of investment property or refinance of an existing SMSF loan. Equity release and cash out are not available.

- Serviceability assessed entirely within the SMSF — no external servicing. Debt Service Coverage Ratio (DSCR) must exceed 1.0x. No liquidity or net asset testing. 90% of rental income assessed. 100% of concessional and non-concessional contributions considered. 100% of deemed income from other investments (4% deemed return less tax). - Residential property zoned residential, situated in Australia, secured by first registered mortgage. Category 1, 2 and 3 locations accepted where residential dwelling is the highest and best use and a residential valuation is held. High density apartments (more than 40 in a complex) restricted to 80% LVR. Vacant land, rural property, student accommodation, NRAS and NDIS/SDA properties are not acceptable.
- Loan term 5 to 30 years. Maximum Interest Only term 5 years.
- Product maximum is $2m. Category 1 (Metro): maximum loan $2m; maximum LVR 80%. Category 1 (Non-Metro): maximum loan $2m; maximum LVR 80%. Category 2: maximum loan $1.5m; maximum LVR 75%. Category 3: maximum loan $400k; maximum LVR 70%. Postcode category may further restrict availability within this product's cap.
