Features
- Designed for Self Managed Superannuation Funds using a bare trust (Property Trust) structure. Corporate or individual SMSF trustees accepted. No liquidity or net asset testing required.
- Interest Only available up to 5 years. No IO loading applies.
- Offset accounts and redraw facilities are not available for SMSF loans under LRBA requirements.
- No annual review or revaluations required.
- No clawbacks on SMSF Commercial Loans.
Eligibility
- SMSF Trustee (corporate or individual) required. Property held on Property Trust by a Property Trustee. Security trustee must provide guarantee limited to security property. Maximum 6 SMSF members. Personal guarantee from all members limited to loan amount.
- Independent legal advice mandatory for all SMSF Trustee borrowers and guarantors. Prior legal advice accepted for refinances.
- Available for purchase of investment or owner-occupied commercial property, or refinance of an existing SMSF commercial loan. Equity release and cash out are not available.
- Prime credit quality required for all SMSF members. See MA Money's SMSF Rate and Product Guide at mamoney.com.au for full criteria.
- Serviceability assessed entirely within the SMSF. DSCR > 1.0x. No ICR requirement for SMSF Commercial. No liquidity or net asset testing. 90% rental income assessed. See MA Money's SMSF Rate and Product Guide for details.
- Commercial property zoned commercial or similar, situated in Australia, first registered mortgage. Category 1, 2 and 3 locations accepted where commercial dwelling is highest and best use and commercial valuation is held.
- Loan term 5 to 30 years. Maximum Interest Only term 5 years. No IO loading.
- Product maximum is $2m. Category 1 Metro/Non-Metro: maximum loan $2m; maximum LVR 80%. Category 2: maximum loan $1.5m; maximum LVR 70%. Category 3: maximum loan $500k; maximum LVR 65%.
- PAYG members: two most recent payslips (dated within 45 days). Self-Employed: 1 year personal (and if applicable company/trust) tax return, no older than 21 months.
